    Villas at Birnham Woods offers a variety of two-, three-, and four-bedroom single-family homes for rent in Spring, TX, designed to fit a range of lifestyles. Each floor plan features modern finishes, including plush carpeted bedrooms, luxury vinyl flooring in the main living areas, and designer tile in the bathrooms.   • What is included in the rent?

    All floor plan pricing reflects base rent only. Additional monthly fees and one-time charges may apply and vary by apartment home, lease term, and selected options. Please review the fee details or contact our leasing team for a personalized quote.

  • What lease terms are available?

    At Villas at Birnham Woods, we offer flexible lease terms of 3 to 15 months.
  • Are there any move-in specials?

    Any current leasing incentives or specials will be listed on our website or provided by our leasing team.
  • Is renter’s insurance required?

    We do not require renter’s insurance. However, we do offer a property liability waiver for a $15 monthly fee.
  • What are the application requirements?

    Applicants must meet income requirements (2.5 times the monthly rent), pass a credit and criminal background check, and verify rental or mortgage history. For additional details, please review our application or contact the leasing office.
  • What fees are due at move-in?

    To make things simple and clear, we have put together a list of potential fees you might encounter as a current or future resident. This guide is included to make it easy to see both one-time and monthly fees that may apply beyond the base rent.

  • What is the pet policy?

    We welcome cats and dogs at Villas at Birnham Woods and allow up to two pets per home. There is no pet deposit; however, a non-refundable pet fee of $400 per pet is required. Monthly pet rent is $30 per pet. Service animals and assistance animals are accommodated in accordance with Fair Housing regulations.
  • Can apartments be customized?

    Under the Fair Housing Act (FHA), reasonable accommodations and modifications can be made to allow people with disabilities equal opportunity to enjoy their housing. Other modifications to apartment homes must comply with community guidelines. Please contact the leasing office for details regarding décor or approved changes.

  • What amenities are available?

    At Villas at Birnham Woods, residents can enjoy a variety of upscale amenities designed for comfort and convenience. Our pet-friendly single-family homes for rent in Spring, TX, feature community perks like a resort-style swimming pool, 24-hour indoor and outdoor fitness center, spacious clubhouse with a large flat-screen TV, complimentary coffee bar, outdoor theatre, sundeck, gas grills, and green spaces with scenic greenbelt views.   • What is located near the community?

    Villas at Creekside places residents in a convenient New Braunfels location near some of the area’s most popular attractions, outdoor destinations, shopping, dining, and entertainment. Located between San Antonio and Austin, the community offers easy access to the Guadalupe and Comal Rivers, local Hill Country recreation, and well-known destinations like Schlitterbahn Waterpark and the historic Gruene Historic District.   • How do I submit a maintenance request?

    Residents may submit maintenance requests through the resident portal or by contacting the leasing office.

  • What security features are available?

    Homes feature private fenced backyards. The community also offers exterior lighting throughout the property, controlled access gates, an on-site courtesy patrol, and security cameras.

  • What payment methods are accepted?

    Rent payments may be made through the resident portal.

  • What is required to take a tour?

    Prospective residents can schedule a self-guided tour or a tour with a leasing agent. Anyone 18 years of age or older must bring a valid form of identification and be prepared to share their desired move-in date, preferred floor plan, and any must-have features so the tour can be personalized.
  • How do I schedule a tour?

    Tours may be scheduled online or by contacting the leasing office. We offer both in-person and virtual tour options.
